本物業採用日本法律下之「定期借家契約」形式營運。租賃期屆滿後,租賃關係即告終止,住客不享有自動續約權,須按合約辦理遷出手續。如需延長居住,請於期滿前最少一個月提出申請,經雙方同意後重新簽署新合約。
This property operates under a "Fixed-Term Lease Agreement" in accordance with Japanese law. Upon expiration of the lease, the tenancy will terminate automatically without renewal rights. Guests must vacate according to the agreement. If an extension is required, please apply at least one month in advance. A new contract may be signed upon mutual agreement.
履行租期:住客須依照已簽訂之合約履行租期,租賃期間原則上不得提前終止,具體安排依合約條款辦理。
Lease Compliance: Guests must adhere to the agreed lease period. Early termination is generally not allowed unless otherwise specified in the contract.
準時退房:住客須於租約期滿日當天上午 11:00 前完成退房並交還所有鑰匙及物品。逾時使用將可能產生額外費用。
Check-out Requirement: Guests must complete check-out and return all keys by 11:00 AM on the lease end date. Late check-out may incur additional charges.
清潔費用:退房時將統一收取 JPY 10,000 完約清潔費。如室內出現嚴重污損、異味(如煙味)或殘留大量垃圾,管理方將另行收取特殊清潔及除味費用。
Cleaning Fee: A standard move-out cleaning fee of JPY 10,000 will be charged. Additional fees may apply for excessive dirt, odor (e.g. smoke), or leftover garbage.
入住時間(Check-in): 下午 3:00 至 晚上 10:00

退房時間(Check-out):上午 11:00 前

愛護設備:請妥善使用室內所有設施,包括冰箱、洗衣機、微波爐等。
Proper Use: Please use all facilities properly, including refrigerator, washing machine, microwave oven, etc.
賠償責任:如因人為因素(包括故意或過失)導致設施、傢俬、牆壁或門窗損壞,住客須負擔合理之維修或更換費用。
Damage Liability: Guests are responsible for reasonable repair or replacement costs caused by misuse or negligence.
維修申報:如遇設備問題,請即時聯絡管理方處理,嚴禁自行拆卸或維修。
Maintenance Reporting: Please contact management immediately for any issues. Do not attempt repairs yourself.
操作導覽:住客可參考官方之操作教學。如因錯誤使用設備導致損壞,相關費用將由住客承擔。
Usage Guidance: Please refer to the offical appliance instructions. Improper use resulting in damage will be charged accordingly.
節能要求:外出時請關閉所有電器及冷暖氣設備,並嚴禁擅自改裝任何設備。
Energy Saving: Turn off all appliances and air conditioning when leaving. Unauthorized modifications are prohibited.
全面禁煙:嚴禁吸煙(包括電子煙)。違者將可能產生除味及相關費用。
No Smoking: Smoking (including e-cigarettes) and open flames are strictly prohibited. Additional cleaning or deodorizing fees may apply if violated.
氣味管理:請避免產生影響他人之強烈氣味(如煙味或濃烈食物氣味)。
Odor Control: Please avoid strong odors that may disturb others.
保持安靜:請保持鄰里和睦,避免產生噪音,特別於夜間時段。
Noise Control: Please keep noise levels low, especially at night.
住客須嚴格依照大阪市垃圾分類規定處理垃圾,並於指定時間及地點棄置。如因違規產生費用,將由住客承擔。
Guests must follow Osaka City garbage separation rules and dispose of waste at designated times and locations. Any penalties will be borne by the guest.
轉租限制:嚴禁轉租或以任何形式提供第三方使用(包括短租平台)。
Subletting: Subletting or listing on short-term rental platforms is strictly prohibited.
用途限制:房間僅供居住用途,禁止用作商業或非法活動。
Usage: Residential use only. Commercial or illegal activities are prohibited.
寵物規定:嚴禁攜帶或飼養寵物。
Pets: No pets allowed.
鑰匙遺失:如遺失鑰匙,請馬上通知管理員,住客須承擔更換費用。
Lost Key: Please inform our staff and the replacement costs will be charged.
緊急進入:於緊急或必要管理情況下,管理方可進入房間處理。
Emergency Access: Management may enter the room in emergencies or when necessary.
